AKORES Property Management – Terms of Service

By booking a service with AKORES Property Management, you (the “Client”) agree to the following terms and conditions.

1. Services Provided

We offer property maintenance services including but not limited to general repairs, jet washing, painting, and handyman tasks. We do not provide electrical or gas-related services.

2. Estimates & Pricing

  • All prices are quoted in GBP and are valid for 14 days.

  • Quotes are based on information provided by the Client. Additional charges may apply if the scope of work changes or unforeseen issues arise. Once the quote is accepted by a customer Acores will proceed with a booking.

  • Materials and equipment costs (if not supplied by the Client) will be added to the final invoice.

3. Booking & Deposits

  • A booking is confirmed once we receive a deposit payment. 

  • Jobs over £100 or involving material purchases may require a 50% deposit upfront.

  • Deposits are non-refundable if cancellation is made less than 24 hours before the scheduled appointment.

4. Payment Terms

  • Full payment is due upon completion of the job unless otherwise agreed in writing.

  • Invoices unpaid after 7 days will incur a 5% late fee and may be referred to a collection service.

5. Cancellations & Rescheduling

  • Clients must give at least 24 hours’ notice for cancellations or rescheduling.

  • Cancellations with less than 24 hours’ notice may result in a £30 cancellation fee or forfeiture of the deposit.

6. Access & Site Readiness

  • Clients must ensure safe and clear access to the property at the scheduled time.

  • If we are unable to begin work due to access issues or an unprepared site, a call-out fee of £30 may apply.

7. Liability

  • We are fully insured for property maintenance services.

  • AKORES Property Management is not liable for:

    • Pre-existing issues or damage

    • Delays due to weather, supply issues, or circumstances beyond our control

    • Any indirect or consequential losses

8. Warranty

  • We guarantee our workmanship for 30 days after completion.

  • This does not cover wear and tear, client-caused damage, or faults in materials not supplied by us.

9. Photos & Marketing

We may take before-and-after photos of completed work for documentation or marketing purposes. No personal information or addresses will be shared. Please notify us in advance if you object.

10. Dispute Resolution

We aim to resolve disputes professionally and fairly. Please contact us within 7 days of the service if you have any concerns. Formal complaints must be made in writing and submitted to info.letservice@gmail.com
